New York City has officially voted to freeze rent for approximately 1 million apartments, marking a significant win for Mayor Zohran Mamdani. The Rent Guidelines Board made the decision with a 7-1 vote on Thursday, affecting one- and two-year leases. This freeze will provide much-needed relief to tenants in more than 1 million rent-stabilized apartments, representing over 40% of the city’s rental housing.
According to The Guardian, Mamdani celebrated the board’s decision as a “historic victory for New York City tenants.” He emphasized the importance of considering data related to tenants’ ability to pay, cost of living, and building operating expenses. Mamdani reiterated his commitment to creating a more affordable city through various measures, including building affordable housing and educating tenants about their rights.
The board’s decision has sparked a range of reactions. Ann Korchak, president of the Small Property Owners of New York, criticized the vote, claiming it undermines fairness by proceeding with a vote that lacked full owner representation. Conversely, the Legal Aid Society praised the decision, highlighting its significance in addressing the current affordability crisis in the city.
The vote comes after the resignation of board member Christina Smyth, who expressed concerns about the board’s process and its shift away from being an independent fact-finding body. In response, Rent Guidelines Board chair Chantella Mitchell defended the board’s integrity and independence.
In addition to the rent freeze, Mamdani announced a $15 million investment in transgender healthcare, underscoring his administration’s commitment to social issues. This investment aims to enhance access to gender-affirming care and support for transgender and gender non-conforming individuals in New York City.
