Mortgage Demand Stalls as Rates Hold at 6.77%

According to Cnbc, total mortgage application volume was essentially flat from the previous week, declining 0.4% in the Mortgage Bankers Association’s seasonally adjusted index. Mortgage rates did not move last week, offering little incentive for homebuyers or current homeowners to contact lenders.

The average contract interest rate for 30-year fixed-rate mortgages with conforming loan balances of $832,750 or less remained at 6.77%. Points decreased to 0.65 from 0.67, including the origination fee, for loans with a 20% down payment.

Refinance applications rose 2% for the week but were 18% below the level recorded during the same week a year earlier, when rates were slightly lower. Joel Kan, the MBA’s vice president and deputy chief economist, said changes were limited, with a slight increase in refinances for conventional and VA loans while FHA refinances declined. He said borrowers with larger loan sizes remained less likely to refinance at higher rates.

The average refinance loan size fell to $282,200, its lowest level since June 2025. Applications for mortgages to purchase homes dropped 2% for the week and were 3% lower than a year earlier. Kan said economic uncertainty and renewed affordability difficulties were causing some buyers to delay purchase decisions because higher mortgage rates affect monthly payments. Rates turned slightly higher again at the start of the week, according to a separate Mortgage News Daily survey.
