The Queensland government has declared the Aura South development at Halls Creek a priority development area, fast-tracking the construction of up to 12,000 homes and transferring planning powers from the Sunshine Coast Council to the state.
According to ABC News, the declaration overrides any conflicts with the local planning scheme and has prompted strong reactions from local groups. Environmentalists have expressed disappointment, saying the site is close to the internationally recognised Ramsar wetlands at the Pumicestone Passage and was not intended for urban expansion.
Business groups and state officials welcomed the move. The Caloundra Chamber of Commerce described the streamlined approval as a significant step to address critical housing shortages, and Deputy Premier Jarrod Bleijie said the project would help work towards the government’s target of delivering one million homes by 2044. Stockland general manager David Lenner said the development had undergone rigorous environmental approvals under the federal Environment Protection and Biodiversity Conservation framework and noted conditions addressing water quality, run-off management, habitat preservation and conservation areas. He also said more than half of the 1,200-hectare site would be dedicated to open space and conservation, and pointed out that in the nearby Aura North project more than 35 per cent of sales went to first-time buyers.
The decision matters because it shifts control of planning decisions to state authorities and positions a large-scale housing pipeline in an area where population growth and affordability are pressing issues. Local leaders have cited an annual influx of people to the region and the run-up to the 2032 Olympics as factors increasing demand for homes and jobs, and proponents argue the development will expand housing supply for families and first-time buyers.
What happens next: Stockland says the first houses could be ready within two years, and public consultation on Aura South is expected to begin later this year.
