The Australian government is set to allocate funding for an artificial intelligence (AI) tool aimed at expediting the environmental assessment process for housing projects. This initiative will be part of the upcoming federal budget, which is anticipated to significantly transform the country’s housing market. According to ABC News, the budget will include a $105.9 million commitment over four years to develop this AI tool, which will assist housing developers in navigating the approval process.
The AI tool is designed to streamline assessments for housing and energy projects awaiting environmental clearance, addressing a growing backlog of approvals. The government has already established a “strike team” that has approved more than 20,000 homes since August last year, and will meet its target of 26,000 approvals by July. In addition to this, Treasurer Jim Chalmers announced a commitment of $2 billion to support the construction of an additional 65,000 homes by funding necessary infrastructure such as roads and utilities.
The budget will also propose changes to tax incentives for housing investors, including a reduction in the capital gains tax discount and alterations to negative gearing. These changes have been framed as necessary steps to create a fairer housing market, particularly for young Australians and first-time home buyers.
Labor’s recent electoral success has provided the government with the political mandate to tackle long-standing housing issues that have alienated voters from major parties. With rising property prices and a restrictive housing market, the government aims to implement these reforms to enhance housing affordability and availability across Australia.
