New Worker Accommodation Opens in Horsham, More Housing Needed

The Horsham Worker Accommodation project will deliver 36 new homes for essential medical workers. This $9 million initiative, led by Elmstone Property Group, aims to alleviate housing shortages that have hindered the attraction and retention of medical professionals in western Victoria. According to ABC News, the project is designed to address the critical need for housing, easing a significant barrier for those considering relocation to the Wimmera region.

Grampians Health CEO Dale Fraser emphasized the ongoing challenges in providing suitable housing for staff, noting that competition for workforce talent is fierce. The new accommodation not only serves to attract doctors and nurses but also helps return housing stock to the market, which is increasingly stressed due to rising demand from various development projects in the area. The rental vacancy rate in Horsham currently stands at just 1.03%, highlighting the urgency of the housing crisis.

Plans for further expansion include an additional 18 apartments and 26 homes on an adjacent site, bringing the total number of worker homes to 80. Elmstone Property Group director Stuart Benjamin indicated that the influx of large-scale projects, including critical minerals initiatives and a new manufacturing facility, will further strain the local rental market. Current data reveals that rental properties in Horsham are often filled almost immediately after becoming available, exacerbating the housing shortage.

Mayor Brian Klowss has called for careful planning to manage the expected increase in housing demand, driven by an estimated $27.2 billion in investments in the region. He warned that without strategic planning, rental affordability and availability could become even more pressing issues. The local council is seeking government support to develop a key worker housing plan and to facilitate access to builders and tradespeople, ensuring that the region can keep pace with the growing need for housing.
